Scope
We were appointed to prepare a full conveyancing drawing package in support of a 16-plot residential development in Warwickshire. The scheme involved the conversion of a former agricultural barn into sixteen individual dwellings, requiring the careful subdivision of the land into separate plots for individual sale.
In addition, the drawings needed to clearly define communal land, open spaces, and the access road, all of which were to be transferred to a management company as part of the development structure.
Delivery
M2 Consulting produced a Conveyancing Masterplan alongside individual plot drawings for each dwelling, providing clear and compliant documentation to support the legal process. The drawings set out:
- Individual plot boundaries and ownership extents
- Communal land and open space areas
- The access road serving the development
- Shared rights of access to rear gardens
- Management company ownership of brickwork and roof structures
The completed package provided the client and their legal team with the clarity required to progress registrations efficiently, supporting both the sale of individual plots and the long-term management of the development.
