Scope
We were appointed to prepare a full conveyancing drawing package in support of a 7-plot residential development in Derbyshire. Although a relatively small scheme, the development included six terraced houses and one detached property, together with individual parking spaces, a shared Management Company (Manco) area, a communal Bin Collection Point (BCP), a separate BCP serving existing neighbouring properties, an additional parking space for an existing property, and an area of shared land ownership between two of the new plots.
In addition to the conveyancing package, we were instructed to prepare two Land Registry-compliant drawings to facilitate agreed land transfers with a neighbouring landowner. These transfers ensured the development could accommodate the required parking provision, while the adjoining property owner acquired additional land to extend their garden.
Delivery
M2 Consulting produced a Conveyancing Masterplan alongside individual plot drawings for each dwelling and associated parking provision, providing clear and compliant documentation to support the legal process.
The drawing package included:
- Individual plot boundaries and ownership extents
- Shared areas and Bin Collection Points (BCPs)
- Management Company (Manco) maintained land
- T-Marks identifying boundary ownership responsibilities
The completed package provided the client and their legal team with the clarity needed to progress registrations efficiently, supporting the sale of each plot while clearly defining future ownership and management responsibilities across the development.
The two compliant land registry drawings were provided along with an informal overlay plan to ensure all parties agreed with the land being transferred to one another.
