Scope
We were instructed by a solicitor, acting on behalf of their client, to prepare a suite of Land Registry–compliant drawings to support the lease of a large retail building and associated car park in Staffordshire.
The initial requirement was to produce drawings for a Deed of Variation to correct historical boundary discrepancies that had arisen following development of the site, including areas of land that had subsequently been adopted as highway. Once the boundary corrections were completed, the lease of the commercial premises and car park could be finalised.
Delivery
Working remotely, M2 Consulting collaborated closely with the solicitor to gain a full understanding of the site history, reviewing historic adoption records and current highway boundary plans. This detailed review allowed us to prepare a high-quality set of initial drawings for discussion with the solicitor and other relevant parties. Following review, the drawings required only minor amendments before being formally accepted.
Once the boundary corrections had been completed, we produced the final commercial lease plan to support the formal lease of the retail building and car park.
When supporting multi-stage projects, we place strong emphasis on understanding historical land use and maintaining clear communication with legal representatives and clients. While we recognise the urgency often associated with legal transactions, we believe that clear communication and careful review at the outset ensures accurate drawings, manages expectations around timescales, and provides confidence that the process has been completed correctly.
