Brief

Our client sought to sell a property that was co-titled with an adjacent property that the client intended to retain. It was necessary to separate the title for the two properties before proceeding with the sale of one, whilst ensuring that all existing rights of way were preserved.

Result

Two drawings were created to divide the existing title into two separate titles to facilitate the sale. After reviewing the existing title, we informed the client and their solicitor that two drawings would be necessary because of the shared access between the properties. To guarantee that the shared access was properly secured for both properties, it was essential to prepare a new plan for each property and so the solicitor could register them with HM Land Registry.
